Frequently Asked Questions


1. What do I need before I move in?
The security deposit, first month's rent and last month's rent must be paid in full to move in. Tenants may opt for a parental guarantee in lieu of paying first month's rent in advance.

2. How much is the security deposit?
The security deposit is generally equal to one months rent.

3. If I have a parental guarantee, do I need a security deposit, or last month's rent?
If the tenant has a parental guarantee they will need a security deposit but not be required to pay last month's rent in advance.

4. How long is the lease?
The lease is for one (1) year unless otherwise stated.

5. Do you rent out single
No, we do not rent out single rooms.

6. When is the rent due?
Rent is due on the first day of each month, regardless of the starting date of the lease. If the first of the month falls on a weekend or holiday, rent is due the next business day. A late fee of 10% of the unpaid rent will be assessed for late payments.

7. Where do I send or drop off the rent?
The tenant may drop off rent inside the office at 397 Spicer St Ground Floor. Tenants may also mail the payments to P.O. Box 1477 Akron, OH 44309-1477.

8. What are the rental office hours?
The rental office hours are by appointment only.

9. Can I have a pet or pets?
Pets are not allowed.

10. Do I have to clean the unit(s) before I move out?
It is expected that tenants leave the unit clean and remove all belongings and trash. Generally there will be charges for carpet cleaning at a rate of $30.00/room and unit cleaning at a rate of $40.00/hr after move out.  Where necessary, carpentry repairs are charged at a rate of $50.00/hr where it is determined that the tenant is responsible for damages.

11. Do I have to mow the lawn?
No, the tenant is not responsible for lawn care.

12. Are utilities included in the price of the rent?
Some of are properties have the option of a few or all utilities paid. With some of our other properties, it is the tenant's responsibility to pay for the utilities.

13. How soon after viewing a unit am I able to move in?
If the house is vacant, then five days after the lease is signed provided we have a security deposit, a parental guarantee or last month's rent, and first month's rent. If a tenant already occupies the unit, when the current lease is up then the new tenant will be able to move in.

14. Are there any discounts on the rent?
If the tenant pays six (6) months or more of the total rent in advance then they can receive 5% off the amount paid. If a current tenant refers a new tenant who signs a lease then they receive a one time $50.00 credit towards their lease. If a tenant renews a lease with us they may be eligible for a renewal credit of up to $300 (requires early renewal and a new twelve month term).

15. Can I pay my rent with a credit card? How and where?
At this time, we do not accept credit cards or cash.

16. Who do I make the rent payment check to?
The rent payment check is made out to Kevin Bord or Spicertown Rentals.

17. What if my lease is about to end and I want to continue to rent the unit?
If we do not have the property rented then you may renew. It is recommended that if you are a tenant and want to renew your lease, that you do it as soon as possible, because it is not likely that the property will still be available.

18. Are there any discounts for resigning a lease?
If you renew your lease soon enough then there are rental discounts.

19. Are there any rent increases?
In cases where the tenant renews a lease and no significant expenses we completed on our part, then the rent will stay the same. On the other hand, if we have made significant improvements in the house, or any other major changes that have greatly improved the value of the property then rent is subject to change in the amount that landlord sees fit.

20. Do I have parking with my unit?
There is on or off street parking available for all units.
