Maintenance and Other Services

Carpentry: $40/hr plus materials for one carpenter for blinds, curtains & pictures or repairing damages.

Carpet Cleaning: $30/area professional steam cleaning empty room. $40/area with furniture.

Cleaning: Mandatory/involuntary cleaning $40/hr + materials (two hour minimum). Weekly or monthly $25/hr. (four hour minimum).

Copies: $1.00/pg. plus postage (notices, leases, etc.)

Drain Clearing: Free for first 30 days; see also plumbing.

Electrical Repairs: N/C for normal wear & tear or failure. $40/hr + materials for damage repair.

Fire Extinguisher: One supplied in kitchen free. Cost + $35/installation for each additional. Replacement, cost + $75 for improper use or loss.

Furnace & Hot Water Tank Inspection: N/C twice each 12 months includes 2 free filters per year (pick up at office), additional filters/service $20 each.

Furniture and/or Trash Removal: $60/hr van + 1 crew member (minimum one hour) - $30/hr each additional crew member (min. one hour)

Landscaping Repair: $40/hr for service includes driveway holes/ruts repair.

Lightbulb Replacement: Free for 30 days. $20 first bulb, $5 each additional bulb after 30 days.

Litter Removal: $60/hr van + 1 crew member (minimum one hour) $30/hr each additional crew member (min one hour)

Painting: $25/wall per coat interior. $500 minimum per wall per coat exterior.

Pest Control: N/C unless tenant responsible. (i.e: pets, refuse, poor house keeping)

Pets: $500 penalty for each infraction. No pets allowed for any time or reason.

Plumbing: Drain cleaning n/c first 30 days, $35/hr minimum, trip charges & line charges may apply for outside contractor service after first 30 days.

Smoke Detector Maintenance: N/C *$25 if tenant damaged or disarmed.

Storage/Staying Beyond Lease: 1/15 monthly rent per day.

Window Washing: $50/hr van + 1 crew member (minimum 1 hour) $30 each additional crew member.

Lock Out Services: $20.00 for services during business hours, and $50.00 for services after business hours.
